1. When Should I Begin Planning?

You should begin planning your project as early as possible, many clients have waited until they have sold their present home. This has resulted in costly overruns in their budget, having to revise their design on the construction site or moving into a new home that was not exactly as they had expected from their original design.

 

2. When should I purchase my building lot?

Purchasing a lot should be done at the beginning, for best results keep in mind the type or style of the design. Some lots do not allow for certain designs of homes. Some designs may not fit on certain lots. Consult with a Designer for some information prior to choosing a lot, style or type of home design.

 

3. When Should I Retain the Services of a Designer?

The services of a designer should be retained from the beginning. When planning there are many factors in deciding the type and style of home.  The lot size and municipal zoning requirements, and the cost of construction of the project are some of the factors that a designer may resolve at the beginning of the project.

 

4. What Should I Bring to My First Appointment?

Prior to the First Appointment gather any sketches, ideas, thoughts, wishlist, etc. that will help in the design process. Bring a copy of the Lot Survey (if available), lot grading plan (if available) and any other items you feel that would be a benefit to the designer.

 

5. What Do I Need to Apply for a Building Permit?

The following is needed for Building Permit Application:

Construction Drawings, Legal Survey Plan of Lot, Lot Site Plan, Heatloss, Ventilation and Duct Design, Engineered Truss and Engineered Floor Joist Designs and any design documents provided by a professional engineer if required.
